October, 2008 - Beacon Mutual extends Facilities Service
Agreement
DIMEO PROPERTIES announced that it has received an extension to its
facilities management agreement with The Beacon Mutual Insurance Co. The agreement
covers the 60,000 sf headquarters building on Route 95 and the adjoining Training
Center. Dimeo Properties competed with two local real estate service firms and one
national firm for the prestegious assignment.
September, 2008 - Dimeo Joins Safety Alliance
DIMEO PROPERTIES announced that it has formally joined with 22
local Southern New England firms to form the Safety Alliance Furthering
Educational Resources(SAFER). SAFER members have established a formal partnership
with the Occupational Safety and Health Administration(OSHA)- Providence Area Office.
Through a series of monthly meetings, the Alliance will provide
SAFER member firms with information, guidance, and access to training resources
that will help protect employees' health and safety by eliminating and reducing
work hazards. "Knowledge is the key to providing and ensuring a safe and healthful
work environment," said Patrick Griffin, OSHA's area director for Rhode Island.
"This meeting, and those to follow, will allow everyone
in the state's construction community – small and large employers, their employees
and trainees, safety and health professionals, and OSHA – to obtain and
exchange vital safety information free of charge and in a cooperative setting."

Metro 2 Atrium Renovations
In an effort to better the appearance and functionality of the windows
in Metro 2, DIMEO PROPERTIES installed new energy efficient windows in the main
lobby of Metro 2. The project was selected to appear on-line in Architectural Record's "Green
Project Showcase" at archrecord.com
The new windows are gray, reflective Low E Argon filled insulated glass
which will help the building's performance during both heating and cooling seasons. The primary
contractor for the project, titled "Metro 2 Atrium Renovations", was Hareld Glass.
May, 2008 - Eileen Brierley Honored by IREM
At it's May meeting, Eileen Brierley was recognized by
Chapter 88 of the Institute of Real Estate Management (IREM) as the 2008
Certified Property Manager (CPM) of the Year. Ms. Brierley is a Senior
Property Manager with DIMEO PROPERTIES in the Warwick, RI office. A Rhode
Island native, Ms. Brierley was formerly with CB Richard Ellis and Gilbane.
The Chapter also recognized DIMEO PROPERTIES as
Accredited Management Organization (AMO) of the Year. Dimeo Properties has
been recognized as an AMO for over ten years.
April, 2008 - Yale selects Dimeo
Properties for 1201 Chapel Street assignment
DIMEO PROPERTIES announced that it has been selected to manage
a 13,000 sf alumni office building at 1201 Chapel Street, New Haven, CT. The Victorian
era stick framed building was formerly known as the Three Chimney's Inn. It was
part of the University Properties urban reinvestment portfolio, but was recently turned over
to Yale Facilities to provide office space for its alumni. The property went
through an extensive renovation, led by local architect Christopher Williams. There
are 19 offices, 2 conference rooms and a space for student interns.
The University selected Dimeo based on a competitive bid process
which included two other real estate firms. Currently, it is Dimeo's sixth management
assignment with the Yale Facilities Group.
March, 2008 - Dimeo Announces
Year End Results
DIMEO PROPERTIES announced that it has achieved
record revenues for the fiscal year ending December 31, 2007. Dimeo's
gross revenues of $5.8 million represents an increase over revenues
of $5.7 million for fiscal 2006. Income from operations showed
a slight decline to $1.66 million from $1.75 million in the prior year.
March, 2008 - Dimeo Properties moves
to Verizon
DIMEO PROPERTIES moved to a new generation of
mobile phones from Verizon Wireless. Moving to a new
generation of phones, seemed to be the best way to take
advantage of Exchange 2007. The new phones use Windows Mobile®
6 OS with Documents–to–Go for viewing and editing email
attachments. Mobile 6 supports ActiveSync which allows mobile devices
to receive updates to employee mailboxs, contacts, task lists, and
calendars, often quicker than a desktop.
February, 2008 - New Windows Exchange 2007
Mail Server
DIMEO PROPERTIES completed its launch of Microsoft's
Exchange Server 2007 and Outlook Web Access 2007. The new version of Exchange
is running on a new Dell PowerEdge 2950 server. This process had been
in the making for several months, and necessitated revamping one of our domain
controllers to run 64 bit applications. The 64 bit domain controller will allow
significantly more RAM to be used on any future servers on our network.
As a part of the Exchange rollout, we also had to upgrade our
Brightmail antispam products to Symantec Mail Security for Microsoft Exchange (SMSME).
Symantec, which bought Brightmail four years ago, does not plan to release a 64bit
version of Brightmail as a stand alone product, but has integrated it into its
SMSME product offering.
January, 2008 - Dimeo installs elevators at
high rise apartment building in Providence
DIMEO PROPERTIES completed a replacement
program for the passenger elevators at the Beneficent House, a ten
story apartment building located at One Chestnut Street in Providence, RI. The
project took approximately six months as the elevators were replaced
sequentially. This was done so we could provide elevator service
for the 180 residents for nearly the entire duration of the project.
The project team included Otis, Eveready Electric, Dominic
& Sons, and Ascent Vertical Transportation Management Consultants of Hartford, CT.
Replacement of the existing elevators, which were nearly forty years old, included
removal of inefficient DC motors which were typical of traction
elevators of the time. The project had the full support of the board,
site staff, residents and vendors.
